Best TLD in Italy are .it and .com. A few years ago .it much more than .com, but the famous italian bureaucracy (
) made recently .com a little better.
.net are used, but less.
Proprietà is a "good" name and in Italy it is a generic name, generally used when you're talking about real estate.
Generally, italians make their search using more specific terms like: houses, villas, appartments, rentals and so on.
But proprietà.net could be a very useful domain to build an important website concerning real estate. I think that you have two choices:
1) build a real estate website in italian
2) sell the domain to an italian (or switzerland) end user. (Italian is spoken also in switzerland)
